TermBridge Edge (“TermBridge Edge,” “we,” “us,” or “our”) operates the TermBridge Edge website and the TermBridge negotiation application (collectively, the “Service”). This Privacy Policy explains what personal information we collect, how we use and share it, and the choices and rights available to you. By accessing or using the Service, you agree to the collection and use of information in accordance with this Policy.
We collect the following categories of information:
You do not need an account to use TermBridge: there is no registration, password, or profile. When you start or join a negotiation, our backend service provider, Supabase, creates an anonymous session for your browser, which is what lets you return to that negotiation on the same device. The session itself carries no name, email address, or password; it is linked only to the negotiations you start or join.
The contact details you enter into a negotiation are collected and stored with it: your name, email address, phone number, and mailing address, and the same kinds of details for the other party and for any agent, client, co-signer, or lender you enter.
The TermBridge application allows users to enter and exchange real estate offer and negotiation terms using its “blind reveal” mechanic. We collect and store the offer terms, counteroffer terms, property information, and related communications or metadata that you and other participants enter into the Service in connection with a negotiation.
Information you submit through contact forms, customer support requests, surveys, or other direct communications with us, such as your name, email address, phone number, and the content of your message.
When you visit the Service, we and our analytics providers automatically collect certain technical information, including IP address, browser type and version, device identifiers, operating system, referring/exit pages, pages viewed, and timestamps, using cookies, local storage, and similar tracking technologies. See Section 4 (Cookies and Tracking Technologies) below.
TermBridge currently charges a fee for each negotiation; we may offer paid subscription plans in the future. When you pay a transaction-related fee through the Service (or, if we introduce subscription plans, subscribe to one), your payment is processed by our third-party payment processor, Stripe, Inc. (“Stripe”). Stripe collects your payment card or bank details directly and provides us with limited billing information, such as your name, billing address, the last four digits and type of your payment card, and transaction history (e.g., amount, date, and whether a payment was a transaction-related fee or, if we offer subscription plans in the future, a subscription charge). We do not directly collect, view, or store your full payment card or bank account number; that information is collected and stored by Stripe in accordance with Stripe's own privacy policy and applicable payment card industry (PCI-DSS) security standards.
If a transaction generates a purchase and sale agreement or other document requiring signature, we use DocuSeal, LLC (“DocuSeal”) to route that document for electronic signature. DocuSeal emails each signer a secure link to a page hosted on DocuSeal's own site — it isn't embedded in TermBridge Edge. DocuSeal collects your name, email address, IP address, and the date and time you access and sign the document, and retains a record of the signed document and the signing history (an “audit trail”) as required for the signature to be legally valid. DocuSeal processes this information as an independent data controller under its own privacy policy in addition to acting as our service provider.

Because TermBridge is a negotiation tool, certain offer and negotiation terms you submit are, by the nature of the Service, shared with the other party or parties to that specific negotiation according to the Service's reveal rules or may be derived from the ultimate agreement by comparing the term offered by you and the ultimate agreement, if one is made.

We may disclose information if required to do so by law, subpoena, or other legal process, or if we believe disclosure is necessary to protect the rights, property, or safety of TermBridge Edge, our users, or others.
If TermBridge Edge is involved in a merger, acquisition, financing, or sale of assets, your information may be transferred as part of that transaction, subject to standard confidentiality protections.
We and our analytics providers use cookies, local storage, and similar technologies to operate the Service, remember your preferences, and understand how the Service is used. Stripe also places its own cookies and similar technologies on your device when you submit a payment, which Stripe uses for fraud detection and prevention purposes. Signing an agreement happens on a page hosted directly by DocuSeal, so any cookies placed during that process are DocuSeal's own, governed by its privacy policy rather than this one. You can control cookies through your browser settings; disabling cookies may limit certain features of the Service. Where required by applicable law, we will provide a cookie consent banner or similar mechanism to obtain your consent before placing non-essential cookies.
We use reasonable administrative, technical, and physical safeguards designed to protect your information from unauthorized access, use, alteration, or disclosure, including relying on the security features provided by our backend service provider. However, no method of transmission over the internet or electronic storage is completely secure, and we cannot guarantee absolute security. The links we email you (to review terms, respond to an invitation, or start another round) give access to that negotiation, so please keep them private and do not forward them.
We retain personal information for as long as reasonably necessary to provide the Service, comply with our legal obligations, resolve disputes, and enforce our agreements. Negotiation and transaction data may be retained for a longer period where necessary to maintain an accurate record of a completed or pending real estate transaction. When information is no longer needed, we take reasonable steps to delete or de-identify it. Your data may be anonymized at some point and pooled for sale or for analytic/insight purposes.

If you are a California resident, the California Consumer Privacy Act, as amended by the California Privacy Rights Act (“CCPA/CPRA”), provides you with specific rights regarding your personal information, described below.
In the preceding 12 months, we have collected the categories of personal information described in Section 1 above, which may fall within the following CCPA categories: identifiers (e.g., name, email address); customer records information; internet or other electronic network activity information; and, in connection with negotiation/transaction data, commercial information.

The Service is not directed to, and is not intended for use by, children under the age of 16, and we do not knowingly collect personal information from children. If we learn that we have collected personal information from a child without verified parental consent, we will take steps to delete that information.
The Service may contain links to third-party websites or services (such as MLS/IDX listing sources or payment processors) that are not operated by us. We are not responsible for the privacy practices of those third parties, and we encourage you to review their privacy policies.
The Service is hosted in the United States and intended primarily for users located in the United States. If you access the Service from outside the United States, your information may be transferred to, stored, and processed in the United States or other countries where our service providers operate, which may have different data protection laws than your country of residence.
We may update this Privacy Policy from time to time. If we make material changes, we will update the “Last Updated” date above and, where appropriate, provide additional notice (such as a notice on the Service or an email). Your continued use of the Service after changes become effective constitutes acceptance of the revised Policy.
